Prepurchase Home Inspections
Single family - start at $425, larger and older homes have higher
fees
Multi-family - add $40 per unit to base fee
Condominiums - $325+ for
townhouse style units. $295+ for garden style units
Estate properties - call
for quote
Commercial properties - call for quote
Properties at a greater distance from our home office have higher prices due to travel costs. Properties closer to 'home' have a lower fee, in some cases, slightly lower than our 'listed' price.
Seller's and HomeOwner's Inspections
Call for quote. These are done for slightly lower fees. Homeowner Inspections may be done on an hourly charge basis.
Home Sellers inspections
Home Sellers inspections are done as a pre-inspection to address concerns that may come up at a buyer's inspection. In many cases, this can be valuable as deficient conditions can be fixed or simply disclosed so that the sale is not lost due to a buyer's inspection. HomeOwner's Inspections are done for home owners as an objective and systematic overview of the home's condition to determine what repairs and maintenance are needed to keep the home in good condition. Also, this inspection can address specific problems that you may have concerns about, where the nature of the problem and its severity need to be determined.

A strictly non-warranted inspection is included in our fee. For FHA termite inspections or warranties, please contact a licensed wood-boring insect control company.
Title 5 Septic Inspections(in Massachusetts)
Base fee: $450, plus additional costs for pumping and deep systems.
Note: as we do not do installations or repairs our inspections are unbiased!
Radon Testing
Charcoal canister(s)
$55 single canister, with inspection.
$80, double canister, with inspection.
Note: Fees do not include a
picking up of the canister.
Electronic monitors
$110+ (depending on distance to the property,
with inspection)
$150 (as stand-alone service)
Water quality testing(prices include lab fees and delivery to lab)
Basic - $150 (includes hardness, iron, manganese, pH, chlorides, sodium,
nitrates, coliform bacteria, e-coli bacteria)
VA/FHA Standard Scan -
includes additional parameters. $180
Comprehensive Scan - call for details.

Arsenic - $50 (when done with Basic test).
Radon in water - $50
